Construction Project Manager

About the role

The Construction Project Manager will lead the construction and fit‑out of a new hotel for Sozo Resort N.V. in Paramaribo, ensuring the project meets design, schedule, budget and quality standards and is ready for operational use.

Key responsibilities

• Develop and maintain a detailed construction schedule with milestones, monitor on‑site progress and implement corrective actions when delays occur.
• Coordinate building works, services, interior finishes and organise site meetings, recording decisions, actions and deadlines.
• Verify that work complies with approved drawings, specifications and hotel standards, documenting deviations and overseeing remediation.
• Review progress reports, payment applications and variation proposals, assess financial impact and obtain approval before instruction.
• Enforce safe working practices, monitor compliance with permits and project agreements, and work with specialists on safety matters.
• Track procurement of critical materials and equipment, align deliveries with the construction timeline and resolve discrepancies.
• Manage testing, commissioning, snagging lists and collect as‑built documentation, warranties and manuals for handover.
• Provide regular reports to management on progress, costs, risks and decisions, proposing solutions to issues.

Required profile

• Degree or equivalent in construction, civil engineering or a related field.
• Proven experience leading complex construction or fit‑out projects, preferably in the hotel sector.
• Ability to review construction drawings, specifications, schedules, budgets and contract documents.
• Fluent communication in Dutch and English, capable of directing contractors and consultants.
• Systematic work approach, timely decision‑making under pressure and regular on‑site presence in Paramaribo.
